Job Description
An exciting position has become available within Aviva Investors for an Associate Director to join the Global Real Estate team, focusing on Retail Asset Management.
The Associate Director Will Be Responsible For
Assisting the Sector Head of Retail and Asset Managers in respect of determining the asset strategy for the Retail property portfolio of funds managed by Aviva Investors.
Maximising the performance of the Retail property assets through initiation and implementation of value enhancement opportunities, including development.
Overseeing the execution of rent review, lease renewal, developments and letting/re-letting activities.
Overseeing the undertaking of the day-to-day management functions of the portfolio.
Providing such other assistance as required by the Sector Head of Retail in respect of all aspects of the portfolio.
Ensurring the direct property portfolio is managed in accordance with the stated investment strategy.
Identifying, implementating and successful conclusion (i.e. performance enhancing) of value enhancement opportunities including developments.
Maximising rent achieved on rent review.
Optimisation of lease terms achieved on lease renewals, lettings and re-lettings.
Producing and updating asset level business plans.
Providing constructive input into the determination and updating of Fund Strategy Plans.
Identifying and implementing sales in accordance with the stated Fund Strategy and Business Plans.
Assisting the Sector Head of Retail and the appropriate Fund Manager in the acquisition of properties and joint ventures.
Instructing and subsequently monitoring the performance of those responsible for the day-to-day property management of the portfolio.
Provide such reporting for the portfolio as required by the Sector Head of Retail and the appropriate Fund Manager.
Generating an enhanced image of Aviva Investors in the property market.
Qualifications
Degree or equivalent
Member of Royal Institution of Chartered Surveyors or equivalent (if non-UK).
SKILLS/KNOWLEDGE
Proven knowledge of property investment market.
Track record in identifying and delivering value enhancement opportunities including developments.
Excellent appraisal and analytical skills.
Effective management skills (as relevant to managing the day-to-day Property Managers and valuers).
Knowledge of investment acquisition and disposal processes.
Decisive and determined to see results
Experience
Experience in an asset management role within a retail institution, property company or property consultancy environment.
Experience in retailing is essential
Experience and successful track record in the negotiation of rent reviews, lease renewals, lettings, re-lettings and retail developments.
Experience of managing external agents and consultants.
Experience in preparing written reports.
