Job Description
We are currently looking for a Commercial Director to join our Corporate Estate’s Management (CEM) team in our West End head office. You will have a say in managing a team of 10 with an aim to grow this to 20 and reshape all elements of service offering and connections with other occupiers services. You will also assume responsibility for Business Transformation and drive revenue and business growth over the next three years. Growth opportunity is strong and we want you to help us with our intentions to develop a £1.3m business to £3m+ over the next three years.



The team help clients achieve their property and business objectives of optimising their portfolio performance at each phase of the property life cycle. CEM delivers a professional property management service and establishes clean exit strategies from Client’s surplus estates. It offers not just bespoke reporting, but also intelligent data analysis.

How we deliver effective Corporate Estate Management:

• UK lease management - Accurate abstraction of leases onto our lease and financial management platform and early identification of lease events.
• Operational estate -CEM deal with the day to day distractions of occupying and leasing property. Team members either work in JLL office or are based Client side.
• Surplus estate - Minimising liabilities and managing client spend and risk. Making payments and recharging costs to sub-tenants.
• Financial management - Payments and collection of UK rental, rates and other property outgoings. Best practice service delivery and detailed financial reporting.
• Transaction support - End to end transaction process support. Advising on lease clauses and FM support to handover upon completion of the deal.
• Strategy – Asset management of surplus properties.
• Consultancy – Service charge benchmarking, challenging and setting up.


Responsibilities:



• Leading teams in the design and delivery of a wide range of estate management services to public and private sector clients in respect of their occupational and surplus property interests.
• Mobilisation, transition and service delivery
• Designing and delivering corporate estate management solutions to occupiers in the UK and potentially across EMEA.
• Managing new instructions from initial appointment through to business as usual.
• Contract Manager for estate and financial management services delivered in respect of the occupational portfolio.
• Outsourced estates management (incl. data management & client accounting),
• Business development and identification of new opportunities and solutions.

Desired Skills and Experience
Requirements:


• Experience designing, pricing and delivering corporate estate management solutions.
• Good working knowledge of Microsoft Word, Excel, Power Point and Outlook essential.
• Confident manner with excellent interpersonal and communication skills
• Ability to interact effectively with Clients and colleagues.
• Ability to manage own time and work independently with minimal supervision.
• Ability to work under pressure and assist the Client in meeting deadlines.
• Keen eye for detail.
• Must have strong verbal and numerical skills and be comfortable with report writing.
• Knowledge of estate management and financial systems and their linkage.
• Occupier and corporate real estate vocabulary an advantage.
• Experience of working in a corporate environment could be advantageous.
